Inner City Environmental is delighted to be delivering asbestos remediation works as part of Phase 2 of the Tustin Estate regeneration in Bermondsey, Southwark.
Working as part of the Downwell Group for their client, Bouygues UK, this major scheme is being delivered on behalf of Southwark Council as part of its Great Estates programme, which will provide nearly 700 new homes alongside enhanced public spaces and community facilities.
Phase 2 includes the demolition of Kentmere House and Heversham House, making way for approximately 284–295 new homes, including a mix of maisonettes and one-, two-, and three-bedroom apartments.
Scope of Works
Our role forms a critical part of the enabling phase, ensuring buildings are safely prepared for demolition through the removal of asbestos-containing materials.
Current works include:
- Removal of notifiable asbestos insulation board (AIB) risers and infill panels
- Removal of non-notifiable materials, including floor tiles and adhesives, bitumen-based products, and cement-based materials
- Safe handling, containment, and disposal in line with regulatory requirements
- Close coordination with demolition and enabling works teams
Key Challenges
- Occupied Estate Environment – Works commenced while parts of the estate remained occupied, requiring careful planning to ensure the safety and wellbeing of residents.
- Access and Logistics – Maintaining safe and clearly defined access and egress routes for both operatives and residents throughout the programme.
- Phased Delivery – Implementing controlled, phased works to minimise disruption while maintaining programme progress.
Our Approach
Our team is working collaboratively with Bouygues UK, Downwell Group, and the wider project stakeholders to deliver a carefully managed remediation strategy.
Key measures include:
- Phased and controlled work areas to reduce impact on residents
- Strict adherence to health and safety protocols
- Clear communication and coordination with site teams
- Leveraging prior experience from earlier works at Tustin Estate to inform delivery
This project builds on our previous asbestos remediation experience on the estate, providing valuable site knowledge and continuity across the wider masterplan.
Progress
As works continue on Phase 2, Inner City Environmental is progressing asbestos removal in line with programme requirements, enabling subsequent demolition and construction activities to move forward safely.
